The shift arrives as local sellers weigh listing decisions against interest-rate volatility that has held mortgage costs above 6.5 percent for most of the spring. Buyers at recent auctions have shown more selectivity, passing on properties that require immediate repairs or sit outside core commuter corridors.
Local venues and street-level results
Two June auctions held at the Amarillo Civic Center drew crowds that bid on 22 homes total. Eight properties along Polk Street and in the Wolflin neighborhood cleared the reserve, while four others near the intersection of 34th Avenue and Coulter Street were passed in after bids stalled below $215,000. The Amarillo Board of Realtors noted that listings within walking distance of the downtown courthouse square cleared at a higher rate than those farther north along Amarillo Boulevard.
Clearance data also tracked activity at the Randall County Courthouse steps, where three commercial parcels changed hands on June 18. One 4,200-square-foot building at 701 S. Taylor Street sold for $312,000 after two rounds of bidding, lifting the month’s overall dollar volume past $4.1 million.
Price and volume benchmarks
The median cleared price in June reached $248,500, up $7,200 from May, even as the number of successful sales dropped from 31 to 24. Auction volumes remained steady at roughly one event per week, with the largest single-day turnout occurring on June 12 at the Amarillo Convention Center.
Market watchers expect the next round of auctions, scheduled for the third week of July at the Amarillo Globe-News Center, to test whether clearance rates stabilize near 70 percent or continue sliding. Prospective buyers are advised to review the Amarillo Board of Realtors’ weekly listing packet and attend at least one preview session before bidding.
