How we reported this

Eastridge recorded a 14 percent year-over-year rise in median home prices for the six months ending June 30, beating every other listed Amarillo suburb by at least seven points.
Buyers priced out of established pockets have shifted attention to this east-side area, where older ranch homes and 1970s builds still trade below the city median. The shift comes as national interest-rate signals stabilized in late spring and local employers added shifts at the nearby Pantex plant and the Tyson Foods facility on the eastern edge of the city.
Streets and anchors driving demand
Activity centers on Southeast 24th Avenue and the blocks around Eastridge Elementary, where three-bedroom homes with detached garages moved in an average of 22 days this spring. Proximity to the Amarillo Public Library’s East Branch on South Grand Street and quick access to the Amarillo Civic Center via Southeast 10th Avenue has drawn commuters who work downtown or at the medical district along Coulter Drive. The Potter County Appraisal District noted 47 new homestead exemptions filed in Eastridge between January and May, the highest count among the city’s lower-priced zip codes.
Local real-estate agents point to the Amarillo Economic Development Corporation’s targeted infrastructure grants along Southeast 34th Street as another factor keeping renovation costs predictable for investors.
Price data and next steps
Potter County records show the median sale price inside Eastridge boundaries reached $188,400 through June, compared with $174,900 one year earlier. In the same stretch, Wolflin Village posted a 6 percent gain to $267,000, while University Heights rose 5 percent to $241,500. The gap has narrowed the affordability spread between Eastridge and the citywide median of $215,000.
Buyers scouting the area should pull recent comparable sales from the Amarillo Association of Realtors multiple-listing service and schedule inspections focused on 1970s-era HVAC units before making offers. Several listings scheduled for August closings remain under contract at or near list price, indicating the momentum has not yet cooled.
